Sales mandate

There are 2 types of sales mandate. Agreed for 3 months, it details the property, fixes the sales price and the level of commission, which is 5% of the sales price, on average. You benefit from our expertise, our client database and our promotional network. Which sales mandate suits you best?

Estimating the property

Market price, location, characteristics, state of the apartment and the building, everything is taken into account.

Visits

We deal with promoting your apartment and find the best arguments to sell and present a perfect balance between the strengths and weaknesses of the apartment. As for the diagnostics, some are obligatory and they are carried out by a certified and accredited professional. They give an understanding of the various characteristics of a property and prove that it meets all norms. They are at your cost.

Sales dossier

Here is the main information that you will be required to communicate:

• The property title
• The diagnostics
• The co-owned area documents
• The minutes of the 3 last General Assemblies
• The last expenses statement
• The last property tax statement
• The last housing tax statement
• The common area regulations
• The documents relating to any works done in the co-owned areas or in private areas

Buying offers

A buying offer is a formal engagement after visiting the property, that proposes a buying price in order to retain the home. In order to best guarantee the sale, we favour certain criteria such as the down-payment, the financing means or a loan agreement on principle from the bank.

The Sales Agreement

The sales contract links the seller and the buyer, before the final exchange of contract at the solicitor’s, and cannot be cancelled except with suspensive clauses such as the obtention of a loan. The buyer has the right to retract during the 7 days following the signature of the sales agreement.
